California

Deal Size

$5M–$30M, generally priced below replacement cost

Care Types

Independent Living, Assisted Living, and Memory Care (only when part of an Assisted Living campus)

Ideal Scenarios

High vacancy, “mom-and-pop” operators, renovation opportunities, under-market rents, or operational inefficiencies

Resident Mix

Preference for private pay or convertible to private pay
